Hoewel de basisprincipes van kunstmatige intelligentie (AI) al decennialang bestaan, is de technologie sinds het afgelopen jaar ineens niet meer weg te denken uit ons dagelijks leven. Wat de impact van AI in de komende jaren gaat zijn, is voor ons lastig te bevatten. Het voelt immers relatief nieuw en ongrijpbaar, maar ontwikkelt zich wel in sneltreinvaart – óók in de vastgoedsector. De industrie moet schoner en daarom jagen wij die vooruitgang met man en macht aan. Maar daarbij is tekst en uitleg geven over wat we doen onvermijdelijk. De impact van AI is gigantisch, dus we zien het als onze plicht om jullie aan de hand mee te nemen in de sneltrein van ontwikkelingen. Welke onderdelen worden geraakt en wat zijn veelzeggende voorbeelden?

In de bouw speelt kunstmatige intelligentie al vanaf de ontwerpfase een buitengewone rol. In een BIM-model bijvoorbeeld. Daarin doet AI met gemak tienduizenden kleine én grote aanpassingen, terwijl het pand er nog niet eens staat. Zo weet je als aannemer zeker dat je begint te bouwen aan het best mogelijke ontwerp. Maar ook tijdens de constructie gebruik je AI in je voordeel. Het werk is fysiek zwaar en niet vrij van risico’s. Daarom leveren partijen als Built Robotics bijvoorbeeld volledig geautomatiseerde bulldozers en graafmachines. Zo bewijzen ze dat hun RPD 35 maar liefst vijf keer  sneller werkt dan een traditionele heimachine.

Dit is nog maar een greep uit de talloze mogelijkheden die AI biedt, en de potentie blijft maar toenemen. Van projectmanagement tot kwaliteitscontroles en materiaalbeheer: AI neemt je werk uit handen. En dankzij steeds betere technologie en volledigere informatie, worden algoritmes alsmaar accurater.

Toekomst van transacties

Dankzij AI verwerk je bakken met informatie in een paar seconden. Combineer dat met machinelearning en binnen de kortste keren maak je de meest betrouwbare voorspellingen. Ook in de financiële tak van vastgoed is AI een gamechanger. Stel je voor: binnenkort zijn fysieke taxaties van bedrijfspanden helemaal niet meer nodig. CBRE Research voorspelt zelfs dat 90 procent van het commerciële vastgoed in 2030 automatisch wordt gewaardeerd. Dat is eenvoudig en efficiënt. Dankzij de AI-infrastructuur verlopen transacties in de toekomst snel en makkelijk, omdat je met één druk op de knop precies weet waarin je investeert – zónder verrassingen achteraf.

Als we nog verder vooruit in de tijd springen, dan zien we algoritmes voor ons die investeringskansen opzoeken, waarderingen doen en zelfs zelfstandig vastgoed aan- en verkopen. Alsof je aandelen verhandeld. Bovendien maak je transacties veiliger, transparanter en sneller met blockchain, waardoor een ‘stuk’ gebouw kopen of verkopen een alledaagse handeling kan worden. Oftewel: we staan aan de vooravond van onvoorstelbare veranderingen in vastgoedland, waarbij AI, blockchain en big data de hoofdrol spelen.

Anticiperen op risico’s

Nog een voordeel: met AI identificeer je moeiteloos verschillende risicofactoren van je vastgoedinvestering. Denk aan renteschommelingen, economische onzekerheid en koersbewegingen in de effectenmarkt. Een interessante ontwikkeling, gezien de oneindige hoeveelheid variabelen die mogelijk invloed uitoefenen op je object. En wat dacht je van automatisering van je financiële processen? Ook die stroomlijn je eenvoudig met AI. Zaken als facturaties, betalingsverwerkingen, boekhouding en rapportages hoef je voortaan niet meer zelf te doen. Zo wordt je werk uiterst nauwkeurig gedaan, bespaar je tijd én geld.

Duurzame en gezonde gebouwen

Ook een aanzienlijk deel van je gebouwmanagement neemt AI uit handen, en daar weten wij alles van. Dankzij sensoren en slimme apparaten verzamel je eenvoudig alle gegevens over de staat van je gebouw. Van energieverbruik tot systeemprestaties en van luchtkwaliteit tot temperatuur: alles wat je over de staat en het gebruik van je pand wilt meten en weten, lees je binnen een paar seconden uit. Doordat AI snel defecten detecteert, ben je onderaan de streep efficiënter en dus goedkoper uit dan wanneer je het door mensen laat doen. En bovendien weet je preciés op welk vlak je kunt optimaliseren.

Hoogst haalbare
